In today’s fast-paced urban environment, we face significant challenges to find innovative design solutions that cater to our ever-growing need for space-efficient living. As the demand for housing rises, it is essential to harness emerging construction methods that offer unique and sustainable solutions. To address the evolving definition of “home” in a world of changing family structures, we have proposed a co-living solution that optimizes floor space with a retractable lift-bed, modular seating, compact storage, and balcony planters that promote biodiversity.
The design philosophy emphasizes simplicity, elegance, and the use of natural materials such as microcement flooring and birch plywood furniture. These elements not only create a unique and timeless aesthetic but also ensure durability and easy maintenance.
Our collaboration with design studio CUTWORK and Bouygues Immobilier, who was the client, has resulted in the production and delivery of the prototype of the PolyRoom student living. PolyRoom is a modular co-living concept developed by DMDmodular to address space-efficient urban housing needs. The prototype demonstrates how a compact unit of under 20 m² can deliver full residential functionality through modular construction, integrated furniture, and flexible spatial design.
Each PolyRoom unit offers approximately 18.78 m² of fully functional living space. Within this footprint, the unit integrates a sleeping area, workspace, kitchenette, bathroom, and storage, optimised to meet the daily needs of student and urban co-living residents.
DMDmodular manufactures PolyRoom units in a controlled factory environment, allowing for consistent quality, precise detailing, and predictable delivery timelines. Factory production can reduce on-site construction time by up to 30–50% compared to traditional building methods, which is critical for urban housing developments.
The PolyRoom concept supports sustainability through reduced material waste, efficient use of floor area, and modular construction processes. Factory prefabrication can reduce construction waste by up to 70%, while features such as balcony planters contribute to improved urban biodiversity and microclimate quality.
