Copenhagen, Denmark
This project proves that nothing is impossible for DMDmodular. The new implementation of DMDmodular is a superstructure of the existing building made of modules with 3 new storeys. Importantly, the superstructure takes place on a building previously made in traditional technology.
The extension project to an existing building in Copenhagen is one of the most innovative undertakings in the Company’s history. The existing office building from the 1980s will gain another three storeys of studio apartments and one-room apartments.
The part of the building which has been extended in modular technology will provide as many as 75 new apartments, technical rooms, two staircases and an elevator shaft. The whole is made up of 84 modules with a total area of 2,464.8 m2. Importantly, studio apartments consist of two modules, and one-room apartments of three modules, which allows for a comfortable layout of apartments, previously known only in buildings built in traditional technology. Each apartment has a balcony or access to an outdoor terrace.

Modular construction for real estate developers
Maximizing ROI through faster project delivery, predictable costs, and scalable modular building systems for residential, hotel, and student accommodation developments.
Prefabricated modular solutions for general contractors
Providing fully prefabricated volumetric modules that simplify on-site coordination, reduce construction risk, and accelerate project timelines.
Design-to-manufacture support for architects and design studios
Transforming architectural concepts into manufacturable modular buildings through early-stage collaboration, BIM coordination, and DfMA-based design.
Delivering scalable, high-quality assets. Scalable modular assets for investors and asset managers
Delivering high-quality, repeatable modular real estate assets optimized for long-term value, portfolio scalability, and operational efficiency.
Modular student accommodation is delivered using factory-built volumetric modules assembled on site. For investors, it offers faster delivery, fixed and predictable costs, and reduced construction risk compared to traditional building methods. This improves time-to-income and overall project predictability.
Modular construction can reduce delivery timelines by 30–50%, enabling earlier occupancy and faster rental income. Parallel site preparation and off-site manufacturing limit delays and cost overruns. As a result, investors benefit from improved IRR and higher capital efficiency.
Yes, modular student accommodation is well suited for large-scale and repeatable portfolios. Standardized modules ensure consistent quality across multiple developments while allowing design flexibility. This scalability makes modular solutions attractive for institutional investors and operators.
Modular construction reduces risks such as schedule delays, labor shortages, and budget overruns. Factory-controlled production improves quality assurance and minimizes on-site uncertainty. This results in higher delivery certainty and lower execution risk.
Yes, modular dormitories are designed to meet long-term operational performance and institutional ESG standards. Precision manufacturing enhances energy efficiency, acoustic performance, and durability. This supports lower operating costs and long-term asset value.
